What do students look for in student housing?
Location. Location is one of the most important things to consider when looking for student accommodation. Your new home will be your base, but it's worth considering where you want that to be and how you will be able to move around from there. For example, would you be close to your campus?

Do students need a guarantor to rent?
If you do not have a guarantor, it is unlikely that a landlord will accept you as a Tenant. There are several things to consider if you are really struggling to find someone: You could walk away from the property and hope that there is a landlord or agent who will accept you with no guarantor.

What to do if I can't get a guarantor as a student?
Paying a larger deposit or more rent in advance You may be able to persuade your landlord to waive the need for a guarantor by offering them a larger deposit or 6 months' rent in advance. This may give them the greater sense of security they are looking for.

Do landlords do credit checks on students?
It is not normally possible to get a credit check or employment references for a student, so to provide the necessary level of security on payment, damage to the property or other breaches of the tenancy agreement, you need a guarantor.

Is it hard to find student accommodation in Nottingham?
The city has numerous properties to offer, but there are even more people waiting to rent them. Competition is fierce and you need to be prepared and know where to look to find something quickly.

Why do landlords refuse some students?
Some landlords do not like renting to students because they require fully furnished properties. It is very unlikely that a student will have anything more than the essentials, having just moved from their family home.

How do you manage the property on an ongoing basis?
Some landlords manage their own property, some landlords give them to a letting agent to manage.

How is rent collected?
Ideally it should be paid by standing order - easily setup using a standing order mandate - which eliminates waiting for bank transfers or cheques that never arrive.
The rent is calculated by dividing the total of 52 weeks of rent by the weekly amount into 3 equal instalments.
Dates of payments are: 25th of September, 25th of January & 25th of April.

How long is the contract / tenancy?
The average length of a tenancy is 52 Weeks. 1st of September untill 31st July, all of August is for maintenance only.

Are students responsible for council tax?
Students must apply for council tax exemptions form Nottingham City Council.
